How do you advertise my home for rent?
We advertise your home in the Austin Multiple Listing Service (MLS), AustinHomeSearch.com, REALTOR.com, Craigslist.com, on our own websites of more than 55 others.
Can you help me with the financial obligations?
Yes. We handle the monthly financial details of the property. Our services ensure that rent is collected and transferred. All maintenance bills are paid on time.
When do I have to pay you leasing fees and monthly management fees?
Leasing fee is due upon lease signing. Monthly management fees are due when rent is due and deducted when proceeds are sent to you.
Can you help me with upkeep and maintenance of my investment property?
We handle all the repairs that are necessary regarding your property. Payment may be deducted from rents with your approval or paid by other means. We have trusted vendors to conduct maintenance that are honest, reliable, and professional. Above all these companies are trust worthy and report back to us any issues that may be tenant caused.
Can you help me find and keep good tenants?
Our tenant screening process focuses on finding quality tenants. Good tenants are hard to find, but we find them everyday. Of course, there is no guarantee, but we will help you minimize the risk.
How do you do background checks?
All potential tenants are thoroughly screened through our national database. We evaluate an applicant's credit history and criminal background. We conduct national eviction reports, search tenant performance reports, public records, and collection accounts.
Can you help me avoid bad tenants?
Bad tenants or the Professional Tenant will target owner-managed or long distance owner-managed rentals because they would like to avoid our professional service, ability to file judgments, and accurate knowledge of the legal system. They know that when a property is for rent by owner there will be less of a screening process. Without the expertise an eviction can take months and cost you money. Our policy and procedures are designed to handle tough situations and tough tenants all together.
How often do you inspect the homes?
We inspect the property condition using digital cameras before, after, and during tenant's leasing term. We also randomly inspect the interior and exterior to assist you to avoid HOA notifications and city ordinance violations.
How do you handle late rent payments?
We do not tolerate the late payment of rent. Our tenant orientation helps to avoid any misunderstandings and make our tenants more aware of our operations. You can expect that we are agressively collecting rent as timely as possible.
Do you handle evictions?
We are very strict when evictions have to occur. We serve the proper notices in a timely manner in an effort to achieve positive results. We represent you in court in most cases.
I've seen a few negative comments concerning your company! What do you have to say about that?
First, there are three other Ambassador Property Management companies that we know of. We know because we receive their calls.
Secondly, if property managers are to take their jobs seriously it is only natural that negative reviews are posted by former non-compliant tenants, former non-compliant owners, and our competition . If you are considering hiring the trusted services of any property manager or company it is advised that you contact a number of our live investor/clients and tenants prior to doing so. Ask us and we will be happy to provide you with a number of references. Of course, there will be those who have faced evictions, are in collection, and "yes" owners who do not want to be contacted to address important matters in which we have let go ourselves. Property Management is a "thankless" business so we do not apologize by doing it right!
